How does the scheme work?
No matter how complicated the sale or purchase of your property becomes, you will only pay the fixed fee quoted to you at the outset for conveyancing legal costs.
What do I need to pay and when?
In addition to the legal fees, your quote will list the estimated costs of payments that we need to make to third parties during the conveyancing process on your behalf. These are known as disbursements. They include such payments as Land Registry fees, Search fees etc. We will ask for a payment to cover these costs to start the whole process.
As the process continues, we will ask for a deposit prior to exchange of contracts, and the balance of purchase monies and any costs and disbursements outstanding, prior to completion.
What conveyancing work is excluded in the fixed fee?
Nothing! It's that simple. Others may charge you an additional fee for photocopying and completing the Stamp Duty Land Tax Form - we don't - it's all included.
No move - no fee!
If you decide to withdraw from a sale or purchase for any reason, prior to exchange of contracts, you will not pay any legal fees. In addition, we will return to you any part of your up-front payment that we have not used.
